Design documentation for residential, commercial and industrial projects — Development Application (DA), Complying Development Certificate (CDC) and Construction Certificate (CC) pathways.
We design and document residential, commercial and industrial projects for approval — whether that's a Development Application (DA) with council, a Complying Development Certificate (CDC) through a certifier, or Construction Certificate (CC) documentation to get construction started. Come to us with a sketch on a napkin, a set of plans from another consultant, or an existing DA approval — we handle the drawings, the pathway, the consultant coordination and the submission.
Houses, duplexes, granny flats and other residential accommodations. We take your vision and turn it into a documented, approval-ready design that works within council controls.
Cafés, restaurants, medical centres, service stations, retail fitouts and change of use projects. Designed to meet BCA, accessibility, food premises and other statutory requirements from the start.
Warehouses, factories and industrial facilities. Documentation prepared for the relevant approval pathway with fire, egress and structural provisions considered at design stage.
We design within the LEP and DCP controls that apply to your site and prepare the full documentation set for council assessment. The goal is a clean submission that moves through assessment without unnecessary delays or RFIs.
Not every project needs a DA. We check your planning certificate and liaise with certifiers to confirm whether your project qualifies for the faster CDC pathway before any documentation work begins — so you're not paying for the wrong process.
Already have a DA approval? We prepare the CC documentation so construction can commence — whether we did the original DA or another consultant did. We review the conditions of consent, update the drawings and coordinate with the certifier.
We source quotes from engineers, surveyors and other specialists, review their reports, and implement their requirements into the drawing set — so you're not chasing five different consultants yourself.
We lodge the application with the assessing authority (council or certifier), including all required documentation, declarations and fees.
A short reference to the pathways most often referenced in our work. The right route depends on the project, site and council — we recommend the most suitable option once the brief is reviewed.
Formal planning approval from council — used for change of use, new works, alterations and signage.
Faster, certifier-issued approval available when a project meets the conditions of the relevant SEPP.
Issued after DA approval — confirms documentation complies with the BCA and conditions of consent. Authorises construction to commence.
Issued at the end of construction — confirms the building is suitable for occupation.
Send the project address, project type and where you are in the process. We'll respond with an indicative pathway and fee proposal within two business days.
